Dining, seating, a grill and a fire feature all need different amounts of room. The layout comes first. Paver size and pattern come after the use, access and drainage are clear.
Pavers also make future repairs less disruptive. If one area settles, that section can be lifted, corrected and reset without tearing out an entire slab.

Plan the Largest Hard Surface First
A driveway can take up a large share of the hard-surface area on a residential lot. Planning it with a future patio or walkway can prevent the first phase from limiting the second.
Driveways also need a deeper base than most patios. Vehicle loads, edge restraint and drainage need to be settled before the surface goes down.

RETAINING WALLS
Turn a Grade Change Into Usable Space
A retaining wall can make a sloped yard easier to use while supporting a patio, planting area or lawn above it.
A wall over four feet is measured from the bottom of the footing to the top. A shorter wall can also need review when it supports added load behind it, such as a driveway or another wall.
Drainage rock, filter fabric and a drain route help keep winter water from building pressure behind the wall.

A Practical Add-On for Mud, Shade & Dog Areas
Turf works well where grass keeps failing, including shaded side yards, dog runs and areas that stay muddy through the wet season.
The base and drainage under the turf still matter. A poor base can hold water, settle or leave low spots.
Maple Valley's code doesn't clearly classify artificial turf for coverage and drainage. Kairos can confirm the treatment for a coverage-sensitive project before the plan is final.

How much impervious surface is allowed on a Maple Valley residential lot?
The cap depends on the property's residential zone. Current city code lists 55% in R-4, 70% in R-6, 75% in R-8 and 80% in R-12, R-18 and R-24.
When can a patio or driveway trigger stormwater requirements?
Flow-control BMP requirements can begin at 2,000 square feet of new plus replaced impervious surface or 7,000 square feet of land-disturbing activity. At 5,000 square feet of new plus replaced impervious surface, flow-control facilities can be required.
Can I remove a tree to make room for a patio?
A landmark tree needs a clearing and grading permit before removal. A significant tree on a lot of at least one-half acre can also need a permit. Trees retained or planted under an approved plan, tree protection area or other development condition can be protected regardless of their current size.
What happens if a protected tree becomes an emergency hazard?
Maple Valley allows emergency removal when a tree poses imminent danger. The condition must be documented before removal, the documentation must reach the city within seven days and a post-removal permit is required.
Can I have a fire pit in Maple Valley?
Recreational fires are allowed under Puget Sound Regional Fire Authority rules when no ban prohibits them. Clearance rules apply. Stage 2 fire-safety bans prohibit recreational fires, while approved manufactured gas and propane outdoor devices can still be allowed under the ban rules.

Two Local Rules Can Change the Plan Early
Maple Valley has site rules that can change patio, driveway and wall layouts before construction starts. Two of them deserve attention during the first site visit.
01 / PERMEABLE PAVEMENT
Permeable Pavers Still Count at Stormwater Thresholds
Maple Valley treats permeable pavement as impervious when it applies the Surface Water Design Manual's thresholds and exemptions. Permeable pavers can still help with water movement, but they don't remove the project from those threshold calculations.
02 / PROTECTED TREES
Plat and Development Conditions Can Protect Smaller Trees
A landmark tree needs a permit before removal. Trees planted or retained under an approved plan, tree protection area or other development condition can also require a permit regardless of their current size.
